Suadiye Sahil Technical Information

CONSTRUCTION

  • In the design calculations of the project, Turkish Standards in force in our country and the latest Earthquake By-Laws were respected, and foundation system was formed after preparing Min map of the land. Carrier system will be a conventional system according to the static project.
  • Concrete class of the concrete carrier system will be built according to the class determined in static project. In order to ensure a fully controlled production, ground studies are made by construction laboratories approved by static office of Kadıköy Municipality.
  • Exterior façade of the building will be prepared as a combination of fiber-reinforced concrete (FRC) precast jambs, and decorative materials such as composite external façade coatings in some sections depending on the preference of the construction company.
  • Joinery will be heat-insulated aluminium eloxal dyed joining; panes will be ISICAM brand Low-E (thermopane-s). One pair of the opening wings of the aluminium eloxal dyed joinery will be openable.

ELECTRICITY

  • With central generator unit, a generator system will be constructed which will provide 100% backuped energy to all shared areas and flats. The system will be activated automatically in case of a power cut. In addition, shared areas will be illuminated with movement-sensitive controlled armatures.
  • Switches and plugs which will be used in electricity system will be conforming to TSE and/or CE standards, electrical plugs and switches will be BTICINO brand Light Tech series, Legrand or Viko brand (multiple switches will be collected in a single frame).
  • In the panels used inside and outside flats, residual current protection relays will be used for life-saving and fire-preventing purposes.
  • Joinery will be heat-insulated aluminium eloxal dyed joining; panes will be ISICAM brand Low-E (thermopane-s). one pair of the opening wings of the aluminium eloxal dyed joinery will be openable.

GENERAL FEATURES

  • Telephone system will be installed in the flats according to the project.
  • In the flat, there will be 2 TV plugs in the living room and 1 TV plug in other rooms (including kitchen)
  • All TV plugs inside the flat will allow for receiving broadcast with roof antenna.
  • Cable tv and digital tv infrastructure will be in place in the building.
  • Door thief alarm system will be in place at entrance doors of the flats.
  • Smart home automation system will be installed.*

*Blinds, heating + cooling systems, alarm and living room tv system is included in smart home automation system.

ELEVATOR

  • In the building, OTIS, KONE, SCHINDLER or MITSUBISHI brand elevators will be in place with emergency rescue systems at TSE and CE standards, are suitable for carrying loads, with spacious area, high speed, earthquake sensor, ventilation and intercom system (connected to the security).

COOLING

  • In the flats, VRS (variable cooling flow system) central heating cooling air conditioner system will be established.
  • Heating of the rooms will be controllable inside the room.

HEATING

  • Heating in the flats will be centrally performed and heating expense sharing will be made with calorimeter. Vaillant, Buderus, Viessmann, Daikin&Airfel or Ferroli brand boiler will be used.
  • The pumps to be used in boiler room will be Wilo or ITT Lowara brand.
  • In the flats continuous hot water will be provided with central heating system, and hot water usage will be measured with “share meter” for each flat.
  • The flats will have floor heating. Underfloor heating systems of Danfoss, Rehau or equivalent brands will be used.
  • Bathrooms will have floor heating and/or towel warmers. If towel warmers are used, Radyal, DG Vision or Efes brand aluminium towel heater radiators will be used.

SECURITY - AUTOMATION

  • Coloured-visual intercom system will be in place according to the project. Flats will be able to contact with building entrance door through audio and visual communication.
  • The flats will have natural gas earthquake sensor system
  • Theft alarm will be in place.
  • Gas alarm device (in boiler room) and earthquake safety valve will be installed.

CAR PARK

  • Two closed parking lots will be provided for each independent section.

EXTERNAL AREAS

  • Landscape productions will be made according to project in gardens and terraces.
  • Infrastructure, sewage system, drainage systems and garden-terrace isolations of vehicle and pedestrian roads will be made according to the projects.

INTERNAL AREAS

Flat doors

Internal facades of flat entrance doors will be covered with a panel which looks like internal doors. Locks connected to the case from above or sideways with a pin will be installed to the flat entrance door (Mul-T-Lock or Kale brand)

Internal doors

They will be manufactured with flat wood coating and have natural polish or lacquer. Kitchen and living room doors will have glass panes whereas other doors will be paneless.

Gypsum plaster, water-based satin dye

Gypsum plaster, water-based satin dye.

Kitchen

Over-the-counter acrylic or ceramic to be chosen from İris, Ricchetti, Villeroy & Boch, Aparchi brands, other walls water-based satin dye.

Marble or Iris, Ricchetti, Villeroy&Boch or Aparchi brand ceramics to be chosen.

Ceilings Entrance and halls

Gypsum plaster, water-based satin dye.

Rooms

Gypsum plaster + plastic dye.

Kitchen

Gypsum plaster over gypsum ceiling floor + plastic dye.

Bathrooms

Bathrooms gypsum plaster over gypsum ceiling floor + plastic dye. (Illumination will be made with spot lights where gypsum ceiling floor is used)
